If you own a home, especially in Florida, here are some big items to make sure you maintain quarterly to keep your home in tip-top shape.

Every three months you should do the following:

• Replace your HVAC filter to lengthen the lifespan of the unit(s).

• Check sinks and around toilets for leaks.

• Clear vegetation away from your home to prevent water intrusion and keep bugs away - this is really important, especially near a roofline.

• Look for stains on your ceilings for signs of a roof leak.

• Clean your gutters to prevent roof leaks and moisture intrusion. Many holder homes have 4-inch gutters. With the deluge of rain that often comes with summer storms, the 4-inch gutters can have a hard time keeping up, especially if they are not maintained regularly.
